TRANSACTION MANAGEMENT

Get your transaction done with ease. Our transaction management streamlines the process of handling paperwork, compliance, and other important tasks for real estate transactions. We take the hassle out of the equation so you can focus on what matters most: closing deals. With us, you can rest assured knowing that all the details are taken care of and the transaction process is smooth. SERVICES AVAILABLE

  • Full Service ($300)

    • Handle closing documents, securely

    • Keep everyone informed- Introduction email will be sent providing timelines and a copy of executed contract to Listing Agent, Buyers Agent, Buyer/Seller - (Your client) Lender and Title Company

    • Ensure everything is fully executed with proper dates, initials, signatures, broker information is completed and reach out for corrections as necessary and monitor compliance with the contract

    • Submit all required under contract documents to compliance within 48 hours of execution

    • Ensure the Lender, Title Company, and Broker receive any amendments or changes to the contract

    • Contact title company for a copy of the EM check receipt and email receipt to co-op agent and include in compliance file

    • Order inspection, termite, home warranty as requested

    • Keeping in contact with the title company and lender throughout the transaction. Provide agent email updates on the status of the transaction

    • Weekly status updates to all parties as well as outstanding items

    • Coordinate and confirm final walk-through

    • Schedule closing appointment for client and agent if applicable

    • Confirm closing date and time has been set up with the co-op agent in a timely manner

    • Conduct a final audit of file 3 days prior to closing to ensure all documents are uploaded and the file is complete

    • Obtain & disburse utility information

    • Upload Final ALTA/ CD to online transaction management service for agent compliance

  • Cash/Quick Close ($200)

    • services above but transaction must close < 3 weeks without financing and without inspections.

  • Paperwork only ($150)

    • Compliance review and package submittal to brokerage​

    • Generate contract timelines and summary to agent

  • Full Service ($300)

    • Everything below plus

    • Introduction and Thank You for Listing email to seller with copies of all docs

    • "Just Listed" email to seller with shareable link to MLS and social image graphic attachment

    • Schedule photography & sign post  and provide photography tip sheet to sellers

    • Enroll in listing Home Warranty (if applicable)

    • Setup Showing Instructions (if applicable)

    • Order prelim title with preferred vendor

  • MLS Upload ($150)

    • Enter listing in MLS(s) via MLS input form

    • Professional written description of property

    • Upload listing documents to MLS(s)

    • Upload photos to MLS(s)

  • Paperwork Only ($100)

    • TC will organize and label documents 

    • TC reviews all documents for accuracy and completeness

    • TC will send out listing documents for completion and signatures under agent direction

    • TC retrieves any missing signatures and make any corrections 

    • Upload completed listing documents to brokerage compliance
